The City of Pembroke has received an update on plans to build 22 new rowhouse units on Matheson Drive near the Pembroke Mall.
Manager of Planning and Building, Colleen Sauriol, provided an update to council during a public meeting on April 5th, 2022. Sauriol says the applicant would like to build three buildings and based on the size of the lot (3.2 acres), three rowhouse buildings would be classified as cluster housing and need to be rezoned.
Local residents raised concerns about 22 new units bringing additional traffic, potential drainage issues and internet speeds in the area. A total of 37 homes on Matheson Drive and Cockburn Crescent signed a petition opposing the new development to the area and half a dozen letters opposing the project have been sent to the city.
Vice Chair of the Planning Committee and Pembroke Mayor Mike LeMay says drainage concerns have been addressed through a storm water management plan and a traffic impact statement shows no changes are needed at the intersection of Angus Campbell Drive and Matheson Drive.
The developers have indicated some units will be available for rent and units are in high demand in Pembroke right now.
The proposed cluster housing development will be brought back to the next Pembroke City Council meeting scheduled for April 19th, 2022.
